Mobile home insurance is a property insurance policy designed for homes that were built in a factory and transported to a home site. Whether your home sits in a park or on private land, it needs coverage that accounts for how it was constructed and how it handles Florida weather.

A mobile home policy in Florida typically covers four things: your dwelling (the structure itself), your personal belongings (furniture, electronics, clothing), liability protection (if someone is injured on your property), and additional living expenses (if a covered loss makes your home temporarily unlivable).

Understanding Your Coverage

What makes manufactured home insurance in Florida different?

Mobile home insurance in Florida is not the same as standard homeowners insurance. Factory built homes face unique risks from hurricane winds, and many national carriers either won’t insure them or price them out of reach. That’s why working with an independent agent who specializes in Florida manufactured home insurance matters.

We work with 10 Florida companies that focus specifically on mobile and manufactured homes. Each one prices differently depending on the county, age of the home, roof updates, and construction type. A home in Polk County might get the best rate from one company while the exact same home in Brevard County gets a better fit from another. We know which companies are competitive where because we quote them every day. One of the most important things to understand is the difference between replacement cost vs actual cash value on Mobile homes coverage, which can mean tens of thousands of dollars after a major claim.

Whether your home is in a 55+ retirement community, a family park, or on private land, we can help you find coverage that includes wind and hurricane protection, personal property, liability, and additional living expenses.

We also strongly recommend flood insurance for mobile homes because standard home policies do not cover flooding. We serve all 67 Florida counties. Get a free quote or call us at (904) 262-8153.

Before You Buy

Six things to check before you pick a mobile home policy.

The cheapest quote isn’t always the best one. Here’s what to look at when you’re comparing mobile home insurance quotes side by side.

1

Policy Type: DP1 vs. MHO3

A DP1 covers only named perils (fire, lightning, etc.). An MHO3 is open peril, meaning it covers everything except what’s specifically excluded. Learn more about this big difference in protection.

3

Replacement Cost vs. Actual Cash Value Settlement

Replacement cost pays to repair or replace your home at today’s prices. Actual cash value deducts depreciation, which can leave you significantly short after a claim. Read more about RCV vs ACV on mobile homes.

6

Attached Structures

Carports, screen rooms, and porches may or may not be covered under your main policy. Some carriers require them to be listed separately with their own limits.

Common Questions

Mobile Home Insurance Florida and Manufactured Home FAQ

Most Florida mobile home owners pay between $800 and $3,500 per year. The price depends on your home’s age and size, your county and distance from the coast, the coverage limits and deductibles you choose, whether wind coverage is included, and your claims history. Homes in inland counties like Polk or Marion tend to see lower premiums than coastal counties like Lee or Brevard. Because rates vary so much between carriers for the same home, working with an independent agent who shops multiple companies can save you hundreds per year.

For everyday purposes, most people use the terms the same way, and so do we. Both refer to factory built homes transported to a home site. The technical difference is the construction date: homes built after June 15, 1976 are officially called manufactured homes because they were built to a federal HUD code. For insurance purposes, the distinction that matters most is the year built. Most Florida carriers prefer homes built 1994 or newer, when HUD significantly improved wind resistance standards for manufactured housing. That said, we have options for homes built 1977 and newer.

Yes. We write mobile home policies with wind and hurricane coverage in all 67 Florida counties. In most counties, wind is included in the standard policy. In Monroe, Miami-Dade, and Broward, some carriers include wind while others exclude it — homeowners in those counties often buy a standard policy plus a separate wind-only policy. We can quote both. Hurricane deductibles also vary by carrier, from a flat dollar amount to a percentage of your dwelling value, which is one of the first things we’ll walk you through.

Since 2005, we’ve helped insure more than 6,000 Florida homes, including mobile and manufactured homes. Because we specialize in this niche every day, we understand the underwriting rules, inspection requirements, and coverage differences that can make a big difference when shopping for mobile home insurance.

We strongly recommend it. Standard mobile home insurance policies do not cover flood damage. A few carriers offer flood coverage as an endorsement, but most require a separate flood policy. Given Florida’s exposure to hurricanes, tropical storms, and heavy afternoon rain, flood insurance is a smart addition for any Florida mobile home owner. If your home is in a FEMA designated flood zone, your lender will require it. We can quote flood coverage alongside your home policy so you see the full picture.

Price is only part of the picture. Check whether the policy is a DP1 (named perils only) or MHO3 (open peril, much broader coverage). Confirm the dwelling coverage amount. Ask whether your home is insured at replacement cost or actual cash value. Check if wind and hurricane coverage is included. Look at the hurricane deductible. And verify how attached structures like carports and screen rooms are covered, because some Florida carriers require them to be specifically listed on the policy. Review our guide on How to Compare Quotes.

We help insure many older mobile homes in Florida. We work with multiple insurance companies that insure well maintained owner occupied and tenant occupied mobile and manufactured homes built in 1977 and newer.

Homes built in 1994 and newer typically have the most options, but many homes built between 1977 and 1993 can still qualify for coverage. Eligibility depends on factors such as the home’s condition, roof age, updates, and location.

This has become increasingly common in Florida’s mobile and manufactured home insurance market. Several companies have exited the state or reduced the number of homes they insure in recent years.

If you’ve lost coverage, we can help you review replacement options quickly. Because we compare 10 Florida companies, we often still have options even when a specific carrier has pulled back from the market. Call us directly at (904) 262-8153 and we’ll prioritize your case.

We insure well maintained owner and tenant occupied mobile and manufactured homes built in 1977 and newer throughout Florida. We insure homes located in family parks, 55+ retirement communities, resident owned parks, and on private property both in and out of subdivisions.

Homes built in 1994 and newer usually have the most carrier options because HUD strengthened wind resistance standards for manufactured housing after Hurricane Andrew. Homes built between 1977 and 1993 typically have fewer options, but coverage is still available through several Florida carriers depending on the home, updates, and county.

Yes. We insure well maintained mobile and manufactured homes built in 1977 and newer across Florida. Homes built before 1994 usually have fewer carrier options because they were built before stronger HUD wind standards were introduced after Hurricane Andrew, but coverage is still available through several Florida companies that specialize in older manufactured homes.

The best mobile home insurance in Florida depends on your home’s age, location, and coverage needs. As an independent agency, we shop 10 A-rated Florida carriers — including Tower Hill, American Integrity, American Traditions, Cabrillo/Safe Harbor, and Unique — and match each homeowner to best mobile home company and policy that fits their situation. Homes built 1978 and newer qualify, whether owner or tenant-occupied, anywhere in the state. That comparison process is why our customers rate us 4.9 out of 5 across 439 Google reviews.

Yes. We help many mobile home owners throughout South Florida compare mobile home insurance options. If you are looking for mobile home insurance in South Florida, we serve Miami-Dade, Broward, Monroe, and all other Florida counties. Eligibility and coverage availability can vary based on the age of the home, updates, roof condition, location, and insurance company guidelines.
